Every tenancy leaves a mark.

A scratch on a wall, a stain on a floor, a broken fitting that gets patched and forgotten. Right now, none of it is recorded in any way that survives a legal challenge or helps the next tenant. VeriProp is building the layer that changes that.

The problem is not bad landlords or bad tenants.

It is missing documentation.

  • At move-in, most tenants take a few photos on their phone. Most operators do the same. None of it is timestamped, geolocated, or sealed in any way that survives a legal challenge.
  • At move-out, the dispute begins over conditions nobody can prove. The tenant has no record. The operator has no evidence. Time and money are spent arguing over something that should never have been in dispute.
  • The problem repeats for every tenancy. Nothing about it is specific to a bad landlord or a bad tenant. It is a missing piece of infrastructure.

The scale of it

  • PBSA operators in Europe manage hundreds to thousands of beds, with move-out waves that process dozens of units in a matter of days. The documentation problem at that scale is acute and expensive.
  • Private landlords rarely have any documentation at all. For their tenants, a sealed record that travels between landlords does not exist.
  • No condition baseline exists at unit, building, or portfolio level anywhere in the market. That is the gap VeriProp fills.

The mission: peace of mind for both sides.

VeriProp seals a condition record at the start of every tenancy. Both sides sign it. When the tenancy ends, the same record is the reference point. The evidence is on the ledger, not in someone's memory.

The tenant cannot be charged for damage that was there before them. The landlord cannot be told the damage happened earlier. The seal protects whichever side is telling the truth.

The vision

VeriProp starts with PBSA, where the documentation problem is most acute and most expensive. Every sealed record becomes part of a structured dataset no competitor can replicate by writing code.

The same trust layer extends to private landlords and their tenants. A tenant carries their sealed record from landlord to landlord. The infrastructure becomes more valuable as it grows.

The goal is trust infrastructure for the European rental market - the layer that makes every tenancy fairer for both sides.

The data that accumulates

Every sealed tenancy adds a structured data point: room-level condition, damage patterns, wear rates, unit baselines. This dataset cannot be acquired any other way - it requires a working product in the hands of real tenants and operators. It is the defensible asset.
